In the case that you sell it to your IRA it is an obvious case and would disqualify your entire IRA. Don't do it! In the case of your IRA going to the market and buying a house from someone else you could potentially rent it out to someone else. That would be ok. Don't live in it or rent it to either yourself or relatives. In other words... Don't do it! A great option for self-directed IRA's is investing in multi-family properties. I have the vast majority of my clients invested in multi-family yielding anywhere from 15-18%. Invest in what you can understand. Invest in a house, apartments, or office buildings. Don't invest in complex financial instruments that require a rocket scientist to decipher. After all the Kings of Wall Street are falling and their backs are bearing the weight of all those complex Mortgage-backed securities.
